Listing Video in Tornado and Hail Country: Shelters, Roofs and Honesty

In tornado and hail country the features buyers ask about are the shelter, the roof and the garage, and a video can show all three in a minute: a tilt down into the storm cellar or a dolly into the safe room, a top-down of an impact-rated roof, and a truck along the garage. Roof age and past claims are facts for the documents.

Shelter, roof, garage

  • Shelter or safe room: a dolly toward and into it; a tilt down into a cellar entrance.
  • Roof: a drone top-down; the age and rating in the caption.
  • Garage and covered parking: a truck along the bays — hail buyers want covered cars.

Roof age and claims

Do not use pre-hail photos of a roof that has since been damaged or replaced. Shoot what is there now, say the age, and put claim history in the disclosure where your state requires it.

Disclosure requirements differ by state, province and MLS. This guide is about making the video honest; what you must disclose, and where, is a question for your broker and your local rules.

Questions

Is a storm shelter really worth a clip?

In this region it is often the first question a buyer with children asks. One clip answers it before the showing.

What about basements as shelters?

Show the basement as the Midwest guide suggests, and say in the caption whether it is below grade.
