Why it matters
A text is opened within minutes; an email within hours. For a buyer who is actively looking, a texted walk-through link the day a listing goes live is the fastest way to a showing request.
Step by step
- 1Host the walk-through somewhere with a clean mobile page — YouTube or the listing page.
- 2Write one line: neighbourhood, price, and what it is.
- 3Paste the link; most phones show a preview.
- 4If you attach, attach a five-second clip under the MMS size limit, never the full walk-through.
- 5Send only to buyers who have agreed to texts; keep a record of consent.
What goes wrong
- Attaching a 40 MB file that never arrives.
- Group texts to a list, which is both illegal and annoying.
- No line of context — a bare link looks like spam.
The judgement call
Text active buyers, email everyone else. The TCPA and your state's rules on consent are not optional; the marketing strategy notes cover the cadence.
Questions
Can I use a texting platform for my buyer list?
Yes, with documented consent for each number and an opt-out that works. Platforms handle the mechanics; the consent is on you.
Video or link?
Link. It opens in one tap and the page has the facts and your contact.
