Light, weather and when to shoot
West of the Cascades, overcast is even light for interiors and dull for exteriors — shoot the outside on the first dry day and turn every lamp on inside. Bend has high-desert light: early and late, with summer wildfire smoke to work around. The coast is best in the morning before the wind and often clearest in fall.
What sells here, and what buyers want to see
Portland's close-in neighbourhoods sell bungalows and craftsmans on the block; Lake Oswego and the westside suburbs sell schools and lots. Bend sells the view, the newer construction and the walk to the trail or the river. The coast sells the ocean and the elevation; the valley sells acreage, barns and vineyards.
The clips to make
- Backyard reveal to a covered deck; view push to the trees or the river.
- Bend: balcony pull-back from the Cascades; rise over roof from a licensed pilot's stills.
- Coast: aerial pass along the bluff; front-door approach up an elevated home.
- Valley: drone top-down of the acreage and vines.
Rules worth checking
Oregon requires a seller's property disclosure statement on most residential sales. Wildfire-interface lots around Bend and in the southern valley raise defensible-space questions — see the wildfire guide. Coastal bluffs raise erosion questions; land-use zoning shapes what can be built on farmland — caption it.
Disclosure, drone and privacy rules change and differ by MLS and municipality; confirm the current version with your broker before you rely on anything here.
Questions
Should I wait for a dry day in Portland?
For exteriors, yes — wet pavement is fine, rain on the lens is not. Interiors shoot well any day with lamps on.
Bend buyers ask about trail access. How do I show it?
A tracking walk from the door to the trailhead or the river path. It is the clip Bend buyers share.
