Mountain light is clear and hard; the last hour before sunset on the Wasatch is the exterior of the day. Winter inversions grey out the valley for days — shoot exteriors above or after them. St. George has desert light: early and late only. Park City sells in snow and in summer; keep the sets separate.
What sells here, and what buyers want to see
Lehi, Herriman, Saratoga Springs and the growth corridor sell newer construction, basements, large garages and lots to large families and tech relocations. Park City and Deer Valley sell ski-in access, the great room and the view. St. George sells the red rock view, the golf community and the winter climate to retirees and second-home buyers.
