Light, weather and when to shoot
Summer on the lakes is the exterior season; fall foliage in the mountains is a second one worth a re-shoot. Winter is bright on snow and honest for a ski property; expose for the snow. Seacoast light is clearest in the morning before the sea breeze.
What sells here, and what buyers want to see
Nashua, Salem, Bedford and the southern tier sell on the commute, the schools and the tax picture; the Lakes Region sells frontage, the dock and the boat house; the White Mountains sell ski access and the view; the Seacoast sells Portsmouth's character and the beach.

Rules worth checking
New Hampshire requires specific seller disclosures on water supply, sewage disposal and insulation, and many sales use a fuller disclosure form by practice; the video should show the well house and the systems plainly. Shoreland protection rules limit docks and vegetation removal on lakes — say what the frontage and dock permit cover.
