Light, weather and when to shoot
Hot and bright by mid-morning most of the year; exteriors early. Spring is the greenest season and the best for the Hill Country edge. Summer afternoons storm occasionally; fall is clean.
What sells here, and what buyers want to see
Stone Oak, Alamo Ranch and the northern loop sell new construction, the community pool and the school district; Alamo Heights, Olmos Park and Monte Vista sell older character homes on the block; Boerne and the Hill Country edge sell acreage and the view. A military family on orders wants the commute to the base in the caption and every room in the video.
The clips to make
- Front-door approach and the full walk-through, posted on listing day.
- A backyard reveal onto the covered patio, then a truck past the garage bays.
- Hill Country edge: view push; drone top-down of the lot.
Rules worth checking
The Texas seller's disclosure notice covers most San Antonio sales. Airspace around Lackland, Randolph, Fort Sam Houston and the airport restricts drones across much of the city — plan on ground-level exterior moves. Community HOAs govern amenity photography.
Disclosure, drone and privacy rules change and differ by MLS and municipality; confirm the current version with your broker before you rely on anything here.
Questions
Military families here often buy sight-unseen. What does that change?
Everything has to be in the video: each room, the garage, the yard, the systems, and the base commute in the caption, posted the day it lists.
Can I use drone video near the bases?
Mostly not; the restricted airspace covers a lot of the city. A front-door approach and a façade glide cover what an aerial would.
