Light, weather and when to shoot
Bright snow days from December to March are excellent exteriors if exposed for the snow; grey days are for interiors. Summer is short and the lakes go to glare by late morning. Fall colour along the parkways is a re-shoot worth making.
What sells here, and what buyers want to see
Linden Hills, the Chain of Lakes and St. Paul's Mac-Groveland sell the neighbourhood, the lake walk and the older house; Edina, Wayzata, Eden Prairie and Woodbury sell the school district, the lower level and the three-car heated garage. Buyers ask about the furnace, the roof and the age of the windows.
The clips to make
- Truck along the heated garage; a clip of the mudroom.
- A slide down to the lower level, and a truck & pan that circles the fireplace.
- City lakes: view push to the water; a clip of the lake path from the door.
Rules worth checking
Minnesota's seller disclosure applies. City lakes and the suburban lakes have DNR and shoreland rules on docks and shoreline — caption what transfers. Airspace near MSP and the smaller airports restricts drones; ground-level moves cover most listings.
