How to Use a Listing Video in an Email Newsletter

Video does not play inside most email clients, so a listing video goes in an email as a still or a short animated preview that links to the video, with the price, the beds and baths and the neighbourhood written above it. Send the just-listed email to your buyer list and the monthly recap to past clients and sellers.

Why it matters

Your email list is the audience you own; a listing video linked from an email reaches buyers who asked to hear from you, and a monthly recap of your listings reaches sellers who might call. It is the channel no algorithm controls.

Step by step

  1. 1Export a still from the best clip, or a short GIF preview from the reel, with a play icon on it.
  2. 2Link the image and a text link to the video — YouTube, your listing page, or the hosted walk-through.
  3. 3Write the three facts above the image: price, beds and baths, neighbourhood; one sentence about what sells it.
  4. 4Subject line: the neighbourhood and the price, or 'New listing in [neighbourhood]'.
  5. 5Send the just-listed to buyers; send a monthly 'this month's listings' with three clips to everyone.

What goes wrong

  • Attaching the MP4, which gets the email blocked or ignored.
  • A subject line with 'video' in it and nothing about the house.
  • Sending every listing to everyone — buyers want listings, sellers want proof you are busy.

The judgement call
