How to Make a Listing Video for a Foreclosure or REO Property

An REO video is plain by design: an empty, unstaged house shown in every room with the lights on, the condition visible, and the caption carrying the as-is language, the occupancy status and the offer process the asset manager requires. Investors and cash buyers want to estimate from the video; a flattering video costs a wasted showing and a lost bid.

Every room, plainly

A tracking walk through the plan and a short clip in each room, no music, no dusk. The basement, the roof, the kitchen and the bathrooms get their own clips because that is where the estimate is made.

Show what is missing

If appliances, fixtures or a water heater are gone, the video shows the space where they were. Villenza changes nothing in your photos, so an empty alcove stays an empty alcove — which is the honest thing.

The caption

As-is, the occupancy status, winterised or not, utilities on or off, the offer deadline and any required addenda language. The video shows; the caption instructs.

Questions

Should I stage or clean an REO for video?

Clean, if the asset manager allows; never stage. The buyers want the structure as it is.

Is video worth it on a low-priced REO?

It reduces the showings to serious investors, which is the main cost on these files. One walk-through does it.
