What renters want to see
- The layout: how the rooms connect. A tracking walk from the entrance to the living room does this in one clip.
- The kitchen and bathroom, close. A dolly toward each.
- Light and storage. A pan across the windows; a tilt into a closet if it is a selling point.
- Parking, laundry, the building entrance — one clip each, if they matter in your market.
Make it once, use it at every turnover
Shoot the unit clean and empty, or with the same staging you always use, and the video outlives the tenant. Keep the address out of the video and in the listing text, so the clip is reusable and the unit is not identifiable from a shared reel.
Using the video to pre-screen
Send the video before the showing, with the rent, the deposit and the move-in date. Applicants who book after watching are further along; the ones who were never going to like the kitchen never take your Saturday.
Questions
Are there fair-housing considerations for rental video?
The same as for photos: show the property, not people, and keep captions to the unit and the terms. Villenza's clips contain nothing that is not in your photographs, so what applies to your photos applies to the video.
Is listing video worth it for a single unit?
If a wasted showing costs you an hour, one avoided showing pays for the clip. For a manager with many units, the per-listing pricing on the pricing page is built for it.
