Light, weather and when to shoot
Clear, hard light at altitude; the last hour before sunset on the Tetons or the Bighorns is the exterior. Wind is constant on the plains — shoot on still mornings. Winter is long and bright; Jackson sells in snow and in summer, in separate sets.
What sells here, and what buyers want to see
Jackson Hole sells the view, the architecture and access to the parks and the ski hill, to buyers from everywhere. Cheyenne and Casper sell neighbourhoods, garages and value. Ranches sell water, grass, hunting, fencing and outbuildings; recreational parcels sell the view and the elk.
The clips to make
- Balcony pull-back from the Tetons into the great room; tilt up the timber frame.
- Ranches: drone fly-over of the meadows; aerial pass along the river; tracking drive in from the county road.
- Drone top-down for boundaries, with the survey drawn on the still before upload.
Rules worth checking
Wyoming does not mandate a statutory seller disclosure form; sellers must not conceal known defects and brokerages use disclosure forms by practice. Water rights, conservation easements, grazing leases and winter road maintenance are the facts an out-of-state buyer most needs in the caption. Grand Teton and airport airspace restrict drones around Jackson.
Disclosure, drone and privacy rules change and differ by MLS and municipality; confirm the current version with your broker before you rely on anything here.
Questions
How do I show winter access honestly?
A clip of the road in winter, or a caption naming who plows it and how far the pavement goes. It is the question that ends deals here.
Do luxury buyers in Jackson expect drone video?
Yes — the setting is the sale. Use a licensed pilot who knows the park and airport restrictions, and build the clips from their stills.
