Humid summer haze by mid-morning across the state; spring and October are the clean exterior seasons, and fall in the Smokies is the best exterior light in the Southeast. Afternoon storms are routine June to September. Winter is grey and mild — interiors carry it.
What sells here, and what buyers want to see
Franklin, Brentwood, Mt. Juliet, Hendersonville and the Nashville ring sell newer construction, lots and schools to relocating buyers. Chattanooga sells the river and the mountain; Knoxville sells neighbourhoods and the lakes. Gatlinburg, Pigeon Forge and Sevierville cabins sell the view, the deck and the rental numbers.

- Relocation homes: a neighbourhood clip, then front-door approach and the walk-through.
- Cabins: balcony pull-back from the mountain view; backyard reveal to the deck and hot tub.
- Norris and Tims Ford lake homes: backyard reveal from the porch to the dock; a drone fly-over that follows the cove out to open water.
Rules worth checking
Tennessee requires a residential property condition disclosure on most sales. Smoky Mountain cabins are often short-term rentals — the vacation rental guide covers the video, and county STR rules belong in the caption. TVA lakes have shoreline and dock permits; say what transfers.
