Light, weather and when to shoot
Winter is long and often bright; expose for the snow and shoot exteriors on still, clear days, of which there are more than people expect. Summer is short and the light is long — evenings on the lakes are the season's exterior. Wind is the constant; shoot on calm mornings so nothing moves between frames.
What sells here, and what buyers want to see
Fargo's south side and West Fargo sell newer construction, heated garages and basements; Bismarck and Mandan sell on neighbourhoods and the river. Lake Sakakawea and Devils Lake cabins sell on the water, the dock and the fishing. Rural properties sell on the shop and the land.
The clips to make
- Truck along the heated garage; a clip of the mudroom and the furnace.
- Slide down into the finished basement.
- Cabins: backyard reveal to the dock; drone fly-over from summer stills.
Rules worth checking
North Dakota requires a seller's property disclosure on residential sales. Lake properties on Corps-managed water have dock and shoreline rules; say what transfers. Winter access and who plows the road matter for rural listings — caption it.
Disclosure, drone and privacy rules change and differ by MLS and municipality; confirm the current version with your broker before you rely on anything here.
Questions
Can a winter exterior look good here?
On a bright, still day, yes — bright snow and a blue sky read clean. Expose for the snow and avoid the grey days.
Is the heated garage really a headline feature?
In Fargo in January it is the first thing a buyer checks. Give it a truck clip with the door open and the heater visible.
