Light, weather and when to shoot
Overcast is common from November through March, which is even light for interiors and dull for exteriors; shoot the outside on the first bright day and the inside any time with lamps on. Summer humidity hazes aerials by mid-morning. Fall is the best exterior season, especially in the southern hills around Bloomington and Brown County.
What sells here, and what buyers want to see
Suburban Indianapolis sells on the finished basement, the three-car garage, the lot and the community pool; buyers ask about the HVAC age and the roof early. Fort Wayne and Evansville sell on established neighbourhoods and value. Northern lake homes — Wawasee, Maxinkuckee, the chain lakes — sell on frontage and the pier.
The clips to make
- Slide down or staircase climb reversed into the finished basement.
- Truck along the garage bays; backyard reveal to the patio.
- Lake homes: a pass along the pier and a rise over roof from the road side to the water.
- Systems: one plain clip of the furnace and water heater with the ages in the caption.
Rules worth checking
Indiana requires a seller's residential real estate sales disclosure form on most sales; the video should match it. Lake properties have pier and shoreline rules through the DNR — say what the pier permit covers. Many suburban communities have HOA rules on photographing shared amenities.
Disclosure, drone and privacy rules change and differ by MLS and municipality; confirm the current version with your broker before you rely on anything here.
Questions
Buyers here always ask about the basement first. How do I lead with it?
Do not lead with it — open with the kitchen or the exterior, then give the basement its own clip early in the walk-through. Leading with a basement reads as if the rest is weak.
Is a drone clip worth it for a suburban listing?
For a large lot or a pond lot, yes; for a standard subdivision lot, a front-door approach from the street does the job without the pilot.
