Fall in the Ozarks is the best exterior season of the year and worth a re-shoot for a listing that spans it. Spring storms come fast — check the sky before you plan a drone morning.
What sells here, and what buyers want to see
In Bentonville, Rogers and Fayetteville, buyers relocating for the large employers headquartered there want the neighbourhood, the commute and the trail access as much as the house, and many are seeing new construction. Lake homes on Beaver, Greers Ferry and Norfork sell on the dock, the slope to the water and the view. Little Rock sells on established neighbourhoods and lots.
The clips to make
- Northwest Arkansas: a street-and-trail clip, then a front-door approach and the new construction approach for builder homes.
- Lake homes: backyard reveal from the deck toward the water; drone fly-over from the house out over the cove.
- Ozark acreage: drone top-down for the lot; tracking along the drive to show the slope.
Rules worth checking
Arkansas does not mandate a statutory seller disclosure form, though agents must disclose known material defects and most brokerages use a disclosure form by practice; the video should never be the thing that hides one. Lake properties on Corps of Engineers lakes have shoreline and dock rules — say what the dock permit covers in the caption.
