Why it matters
Reels reach people who do not follow you, which is the whole point: a listing Reel is seen by buyers in the area who have never heard of you. A feed post mostly reaches followers. The same clips make both, but the Reel is the one that travels.
Step by step
- 1Cut the vertical 9:16 version — Villenza's editor crops the wide clips — at 15 to 30 seconds, four to six rooms, the strongest first.
- 2Pick a cover frame that is a room or the exterior, not a title card; it is the tile on your grid.
- 3Write the caption: price, beds and baths, neighbourhood, one sentence about what sells it, then the address. A handful of local hashtags, not thirty.
- 4Tag the location — local discovery on Instagram runs through the location page.
- 5Post at a time your audience is on; check your insights after a few posts and adjust.
- 6Reply to every comment in the first hour; it feeds distribution.
What goes wrong
- Posting the wide cut with black bars.
- Opening on a title card or your own face.
- The address on the video itself, which makes the clip unusable after the sale.
- Music you do not have rights to use outside Instagram's own library.
The judgement call
If a listing gets one video post, it is this one. The social media guide covers what changes on TikTok and YouTube; the length guide has the numbers.
Questions
Should I post the same Reel to Facebook?
Yes, cross-post — Facebook is where your past clients and sellers are. The caption can be the same.
How many hashtags?
A few that name the city and the neighbourhood. Long hashtag blocks do not help and read as spam.
