What to Do With Video When a House Will Not Sell

When a listing has sat, the video is the cheapest thing to change and the first thing to look at: lead with a different room, re-shoot what the seller fixed, post the price change as a fresh reel, and check whether the first video hid the thing buyers found at the showing. If the video is honest and the showings still stall, the problem is the price, and no edit fixes that.

Change the lead

If the first reel opened on the kitchen, open on the yard or the view. A new first second is a new post to the algorithm and a new look to the buyer who scrolled past it.

Show what changed

The seller painted, cleared, staged or fixed the roof: re-shoot those rooms and post them as 'updated'. The price came down: the price-change post is a reason to show the listing again without repeating yourself.

Check the first video for the problem

Watch it as a buyer who walked out: did it crop the highway, skip the small bedrooms, hide the slope? An honest video produces fewer, better showings; a flattering one produces the walk-outs you are seeing.

Questions

Should I take the old video down?

Replace it; a stale video with the old price on it works against you. Keep the clips and re-cut.

How do I know it is the price?

Showings that end quickly and no second visits. Video can bring people to the door; it cannot make the number right.
