What goes in
The kitchen, the view or the yard, and one more — the rooms people will ask about. A dolly into each, 15 seconds total, 'Coming soon' and the neighbourhood as the title, the date in the caption.
What stays out
The address, the exterior if it identifies the house, and the price unless the seller wants it out. The full video launches with the listing.
The rules
Many MLSs require a listing to be entered in coming-soon status before any public marketing, and some restrict showings during that window. Read your board's policy; a teaser that breaks it costs a fine and the seller's trust.
Questions
Does a coming-soon post actually help?
It builds the launch-day showing list, which is what produces the first-weekend offers. It also gives the listing two posts instead of one.
Can I show the exterior?
If it does not identify the house, or if the MLS allows the address in coming-soon status. When in doubt, interiors only.
